The construction of a significant mixed-use development in Flushing has achieved an important milestone. The Union Center, set to become a 16-story building at 37-16 Union St., has now reached street level. This project will integrate office, retail, and community spaces, marking a notable transformation for the area. With steady progress being made, the superstructure is anticipated to rise soon. Upon completion, the building will stand 189 feet tall, covering 207,239 square feet, including Class A office space and ground-floor retail areas. Additionally, it will feature a landscaped terrace and a roof terrace for office tenants.
The Union Center’s construction is progressing rapidly with workers pouring the ground-floor slab and preparing for the next phase. Exposed steel rebar sections are ready for encasing, while an excavator completes the final site preparations. Based on this momentum, the superstructure is expected to begin rising within weeks. The building design includes a sleek glass curtain wall with an inward taper on the upper floors, adding a modern touch to the neighborhood.
The multi-story podium will be clad in gray metal panels and floor-to-ceiling glass, creating a striking visual impact. The setback area will feature a landscaped terrace, enhancing the building's aesthetic appeal. On the top floor, office tenants will enjoy a private roof terrace at the northeast corner. The ground floor will offer expansive retail spaces, complemented by a garage entrance along Union Street. Raymond Chan Architect designed the structure, ensuring a harmonious blend of functionality and elegance.
The property previously housed the Macedonia African Methodist Episcopal Church, which was demolished in 2021. ZL Macedonia LLC now owns the site, located at the intersection of Union Street and 38th Avenue. The development of Union Center represents a significant shift from the low-rise structure that once stood there. Lions Group NYC developed the project, with interior design by Paris Forino, Inc., and marketing and leasing managed by B Square Realty and the Barbie Li Real Estate Team.
