SIOUX CENTER—An upcoming Schelling Construction project is about to bring new office space to an empty spot along Sioux Center’s Highway 75. This development is set to enhance the local business landscape and create a more vibrant area.
Schelling Construction's New Office Venture in Sioux Center
Project Details
The one-story, 7,258-square-foot building will neighbor the north side of the new Kroese & Kroese building at 675 S. Main Ave. President Dave Cleveringa envisions five separate professional office spaces available for lease, with the possibility of using some for retail. If a tenant needs more space, a second space can be acquired and combined. This new building is set to be a nice and attractive addition, complementing the Kroese & Kroese building and creating a campus feel. It offers easy accessibility from the highway and First Avenue on the west side. Additionally, Schelling Construction is providing the option for tenants to purchase their space, offering flexibility for various businesses.Construction Progress and Timeline
Schelling Construction has already acquired the land from Kroese & Kroese. Currently, they are marketing the available space and have made some contacts. They aim to break ground next spring in 2025. With a potential shell up by early fall and tenants moving in by the fall as well, there are many variables at play.Impact on the Area
Since Sioux Center Health vacated its longtime facility in 2014, leaving an empty hole in the middle of the Highway 75 corridor, this new project is a significant step forward. The completion of the Kroese & Kroese building in October 2023 and the conversion of Franken Manor into the 32-unit Center Apartments by Axis Holdings have also contributed to the revitalization of the area. This new office space will further enhance the business opportunities and attractiveness of Sioux Center. For further inquiries about acquiring space in the building, interested parties can contact Cleveringa or Ben Lewis at Schelling Construction at 712-722-3042.
