In a move to accommodate its growing inventory, a Northbrook used car dealership, Carneed, has requested permission to display vehicles outside its existing indoor sales lot. The Village Board has agreed to forward the request to the Plan Commission for further review, setting the stage for a discussion on the potential impacts and considerations surrounding this proposed expansion.

Unlocking New Opportunities for Thriving Businesses in Northbrook

Expanding Horizons: Carneed's Outdoor Display Ambitions

Carneed, a used car dealership located at 3160 Commercial Ave., received approval to operate an indoor sales lot in July 2022. However, the company's ambitions have now extended beyond the confines of its indoor space. Seeking to accommodate its growing inventory, Carneed has requested the ability to display vehicles in the parking spots outside its building. The village's deputy director of development and planning, Michaela Kohlstedt, revealed that the request came after the village received a complaint about Carneed already using outdoor parking for vehicle storage. This prompted the company to formally seek approval for its desired expansion.

Village Board's Receptive Stance: Balancing Growth and Regulations

The Village Board's response to Carneed's request has been one of cautious optimism. Trustee Johanna Hebl expressed her support for the company's growth, stating, "I'm glad to hear that they're doing well and have a lot of cars for sale. I just think we want to help businesses thrive here."However, the board also emphasized the need to address potential concerns, such as safety and parking considerations. Interim director of planning services for Northbrook, Amy McEwan, acknowledged that Carneed's original permit did not allow for outdoor use, but noted that the "outdoor use is appropriate for the district" and that a "parking variation for up to three spaces" could be granted.

Navigating the Plan Commission Review: Ensuring a Balanced Approach

The Village Board's decision to forward Carneed's request to the Plan Commission for further review reflects a desire to thoroughly examine the implications of the proposed expansion. Trustee Robert Israel raised questions about the company's ability to accommodate its entire inventory indoors, expressing concerns about potential security and policing risks if vehicles were to be stored outdoors overnight.McEwan assured the board that Carneed currently fits all of its vehicles indoors at night and is not planning to store them outdoors on its site. However, she acknowledged the need to "further investigate and make sure we understand the extent of their request" to ensure safe travel passage and address any potential overflow issues.

Positive Experiences and Endorsements: Carneed's Reputation Precedes It

Despite the discussions surrounding the proposed expansion, Carneed appears to have garnered a positive reputation among local residents. Trustee Joy Ebhomielen shared her personal experience of purchasing a vehicle from the company a few years ago, describing it as a "good experience" and praising the company's knowledgeable staff. Moreover, Trustee Hebl expressed her confidence in Carneed's operations, stating that she has "no problem with Carneed's requests for zoning relief and a special use permit," but emphasized the need to confirm the company's plans for parking vehicles at night. As the Plan Commission review process unfolds, the Village Board's focus will be on striking a balance between supporting the growth of local businesses and ensuring that any expansion aligns with the community's safety and zoning regulations.
