Colorado-based Thrive Development Co. is making significant strides in the property development arena. This month, they submitted plans to the city to convert two existing buildings into a unique food hall and coworking concept. The project, located on the corner of Shoshone Street and West 13th Avenue, spans approximately 29,000 square feet and incorporates a newly created outdoor space along with designated parking.Project Vision and Impact
Thrive Development Co. envisions this project as a catalyst for energizing and revitalizing the Lincoln Park community. It aims to create a dynamic and inviting hub that benefits both the neighborhood and its residents, becoming a cherished local landmark. As stated in the project vision document shared with The Post, "This project has the potential to transform the area, offering a one-of-a-kind destination that will be enjoyed for years to come."
Food Hall Features
The east building is planned to be a food hall with an array of exciting offerings. It will feature a self-serve beer hall and a cocktail bar, providing a great social atmosphere. Inside, there will be space for four food vendors, and an additional outdoor BBQ vendor is also in the plans. Currently, food vendors have not been selected, but the potential is there to create a vibrant culinary destination.
Thrive Development Co. chose to create a food hall in this area due to what they refer to as a "food desert." Despite the significant number of new and planned residential developments near the Metro campus, Sun Valley just down 13th Street, and several new developments on Santa Fe, there are few dining options. This food hall is intended to meet the growing needs of the community, supporting its expansion in Sun Valley.
Coworking Space Details
The west building will be transformed into a coworking space, designed to foster collaboration and creativity. It is a two-story building with an office patio and bike racks with 16 spaces nearby. According to Jeff Ayres, vice president of Development at Thrive Development Co., the space will have features like woodwork and concrete floors to maintain some of the building's existing character. It will also include conference rooms, a kitchen area, 80-square-feet office spaces, and four-person office suites.
This coworking space is expected to provide a unique working environment that encourages interaction and innovation. With its design and amenities, it aims to become a popular choice for professionals looking for a collaborative workspace.
Green Oasis and Community Features
The project vision document states that Thrive hopes the space will serve as a green oasis in the city. It will feature a beer garden and outdoor entertainment area between the two buildings, providing a pleasant outdoor space for residents and visitors to enjoy.
In addition to the food hall and coworking space, the project team consists of a design team with extensive food hall experience. Led by Meridian 105 Architecture and Heltshe Design, the team also includes Brightlighter Engineering for civil engineering and Katz Company for kitchen design. Meridian has selected RVi Planning + Landscape Architecture, Fortis Structural LLC, RJA Engineering for MEP engineering, and Group14 Engineering as the energy consultant. Thrive is currently in talks with a few contractors with food hall experience but has not yet selected a final general contractor.
The project is still in the early stages of development, with a target opening date in 2027 and construction expected to begin in the middle of 2026. The owner, 13th Holdings LLC, purchased the property in 2022 for $4.65 million.
